Eligible properties:  Single family (PUD’s included) non owner-occupied properties and multi-units.

  • Single unit property:  Loan to value up to 75% of ARV (85% LTC).
  • 2-4 Multi-unit property Loan to value up to 70% of ARV (70% LTC).

Close in an LLC, LP, Corporation, trust, or individual as allowed by state law. Business purpose loan available in up to 39 states 

Terms available:  12, 18, or 24 months.  Monthly Interest only payments (IO)

Loan amounts:  $100,000 up to $3,000,000.

Experience:  You do not have to have direct new construction experience for this loan provided you have ownership of 2+ investment properties within the past three years. 

Credit score:  660 minimum and acceptable credit for principals. 

Documentation required:  

  • Budget: Provide a description outlining the project scope and a line-item budget detailing the planned project costs.
  • Plans and specs for the property to be constructed.  
  • Reserves:  6-12 months reserves based on experience level verified with a current bank statement.
